How It Works
What makes the "The Maintenance Solution™" a superior high-performance cleaner over most others?
This product has four main components to assist in all areas of commercial and residential cleaning and degreasing.
The raw materials are for the most part completely independent standalone items, but as a blend have a synergistic effect – i.e. they combine in new and innovative ways helping each other work more effectively.
- Specialized Surfactants (2) - Work at breaking down the greases and oils into uniform and small (head of a pin) size globules. When it has done that, the surfactant surrounds the soil with a thin film that repels other globules, thereby not allowing the grease or oil to recombine into a large mass. This makes it easier for the water to rinse away the soil and not allow it to redeposit on the surface.
- Sequesterant - This is a water softener that ties up the water minerals so they will not interfere with the action of the other raw materials.
- Organic Solvents - This helps to soften hard greases and oils that may have hardened due to age or temperature. The softer surfaces are more receptive to the actions of the other raw materials.
- Alkalis (2) - These additions work by converting the major components of greases and oils (fatty acids) into forms of soaps; thereby, creating another cleaning agent and by converting a water insoluble soil into a water soluble cleaner.
With all these different components, Global Safe Technologies Inc. has created a superior cleaner with an ability to clean a greater number of soil types.
OTHER PRODUCTS ON THE MARKET:
Bleach:
Primarily we are seeing this used in restaurants. Bleach is NOT a cleaner. Bleach is only a sanitizer. If it were a cleaner, people would use it only and not detergents in laundry. In fact, this misconception has grown and grown, creating some confusion with restaurant owners. Grease is removed from a floor only when the grease molecules are encapsulated and capable of being flushed away with water. Bleach will NOT do this function. After cleaning with bleach, you will have a chlorine odor and the floor will be coated with a sanitized film of grease and kitchen matter. This will not promote a safer floor surface. It will not stop the floor from becoming less slippery. Everyone is walking on a surface of grease. Allowing them to thoroughly sanitize an area with their bleach, then come in and clean that same area, using our "Maintenance Solution™", the difference is obvious and amazing to them. Disinfectants:
We sometimes run into heavy-duty disinfectants (quaternary disinfectants) that are primarily used in hospitals or areas were you might have high bacterial counts and want to make sure of a good kill. This type of product usually has a limited amount of ingredients used for actually cleaning. They should be used on surfaces that are cleaned ahead of time or cleaned so regularly that soil cannot build up. The Maintenance Solution is the opposite, as it has a large component of cleaning items and a smaller amount of disinfectant (1%). SUGGESTED DILUTION RATIOS EXAMPLE:
To eliminate confusion and for simplification, we have suggested to the general consumer that the following dilutions be used:
Regular duty cleaning | : 25 parts water: 1 part Maintenance Solution |
Medium duty cleaning | : 20 parts water: 1 part Maintenance Solution |
Heavy duty cleaning | : 10 parts water: 1 part Maintenance Solution |
There are numerous and varied cleaning uses for a multi-purpose, high quality cleaner such as the ‘Maintenance Solution™’. These are too extensive to list.
DETERGENT CLEANERS
A greater understanding about the nature of cleaners and degreasers will enable us to more effectively sell and service restaurant jobs. You will find that most of your contacts, if not all restaurant and hotel kitchens, are presently using some kind of cleaner. When you check the ingredients listed on the container, almost without exception, you will find the word "Detergent".
Detergents are “surfactants” (there’s that word again… SURFace ACTive AgeNTS) and this refers to cleaners that make water wetter and able to remove grease and soils more effectively. It would be the difference between washing your greasy-grimy hands with only water and washing with the addition of some detergent. Try it.
Detergents often include sodium hydroxide (Lye), which is an excellent alkaline cleaner and degreaser. If you have any Ivory Liquid (Before 1991 it was a soap but now is a detergent) around the house, rub some between your fingers. You will find it to be very, very slippery.
You will also notice that a great deal of rinsing will be required to completely remove it from your finger tips. Highly concentrated detergents (usually a petroleum byproduct) are great cleaners, but can be regularly misunderstood and used incorrectly on kitchen unglazed or glazed ceramic floors or the manufacturer’s targeted composition is too broad. The problem when using a detergent is that it takes a tremendous amount of water to properly rinse it completely away. A higher concentration makes it more difficult to rinse. Rinsing properly is essential to maintaining a slip-resistant floor. If it is not washed away completely, this alone can make a floor extremely slippery.
Most kitchens are cleaned by inexperienced labour using a mop. The mop usually is not properly rinsed and consequently the detergent remains. When it comes to potential slip-fall accidents, this is a calamity waiting to happen. This becomes extremely important in our restaurant owner and staffs perception of the anti-slip treatments short and long-term effectiveness; also, in keeping customers and employees safe.
